Competition Proximity

How do you feel about this situation. Found a perfect building in every regard, including being adjacent to a large mall. Two miles away is another haunted house. It has a very bad reputation, is mostly a family entertainment type facility with booths and games and a child friendly haunted house. Teenagers and young adults hate it because it isn't scary. The haunted house I have designed is the opposite, very scary with a minimum age limit. Would the proximity of the other haunted house help, hurt or have no effect.
